1. Introduction:

These Terms and Conditions (“Terms”) form a legally binding agreement between you and JT Media Fusion LLC, a company operating as Chicago Real Estate Photography (“Chicago Real Estate Photography,” “we,” “us,” or “our”). These Terms govern your access to and use of our real estate media services, website, booking platform, digital content, and any related offerings (collectively, the “Services”).

By using our Services, including scheduling a shoot, accessing delivered media, or interacting with our website, you agree to be bound by these Terms as well as our Privacy Policy. If you do not agree, you must not use our Services.

2. Service Description

JT Media Fusion LLC provides high-quality real estate media services designed to help real estate professionals, property owners, and businesses market properties more effectively and professionally.

Our services include, but are not limited to:

a. Professional Real Estate Photography

We capture stunning interior and exterior images of residential, commercial, and rental properties using professional-grade equipment and lighting. All images are edited to industry standards and delivered digitally.

b. Drone Photography & Aerial Imaging

FAA-certified drone pilots capture aerial perspectives of properties, land, and neighborhoods to enhance listings and provide buyers with context and visual impact.

c. Real Estate Video Tours

We offer cinematic video walkthroughs and lifestyle videos, including agent-guided tours, designed to emotionally engage potential buyers and highlight the features of the property.

d. 3D Virtual Tours & Matterport

Immersive, interactive 3D tours using Matterport and similar technology allow viewers to navigate the property remotely, providing a true sense of scale and layout.

e. Floor Plans & Site Maps

We create accurate, easy-to-read floor plans, including optional square footage and room dimensions, for use in listings and printed marketing materials.

f. Virtual Staging

Virtual staging services allow properties to be digitally furnished and styled, helping prospective buyers visualize how a space can be used.

g. Twilight Photography

We offer both real and simulated twilight photography sessions to give properties a warm, inviting ambiance perfect for high-end or evening appeal.

h. Marketing Kits

Our media packages often include branded and unbranded property websites, social media reels, agent intros/outros, and customizable print-ready marketing assets.

i. Booking & Turnaround

All services can be scheduled online or through our support team. Delivery timelines vary by service type but are typically within 24–48 business hours. Rush options may be available.

Geographic Service Area

Chicago Real Estate Photography primarily serves real estate professionals and businesses in the Chicago metropolitan area and surrounding suburbs. For service outside of this area, additional fees or scheduling accommodations may apply.

Intended Use of Services

All media assets are intended for marketing, promotional, and sales purposes only and are licensed to the client (real estate agent, broker, or property owner) for such use. Redistribution or resale of images or media without written consent is prohibited.

3. Communication Consent & Acknowledgment

By providing your mobile number and opting in, you expressly consent to receive recurring SMS/MMS messages from JT Media Fusion LLC. Consent is not a condition of purchase.

Automated text communications sent by JT Media Fusion LLC to subscribers for purposes including marketing offers, appointment reminders, property updates, and transactional or support notifications.

At any time, you may opt out of further messages by replying STOP. You will receive a confirmation message, and after that you will receive no further messages (except a final confirmation). No additional charge will be incurred.

4. CUSTOMER RESPONSIBILITIES & LIABILITY

This section outlines your responsibilities and limitations of liability related to your use of Chicago Real Estate Photography’s services, operated by JT Media Fusion LLC.

4.1 Control of Property Access and Information

As the client, you are responsible for:

• Providing accurate property information, access instructions, and special requirements in advance of your scheduled shoot;
  
  
• Ensuring that the property is photo-ready and accessible at the scheduled time;
  
  
• Notifying any relevant parties (e.g., homeowners, tenants, listing agents) about the scheduled session;
  
  
• Ensuring that any pets, personal items, or confidential materials are secured or removed prior to the shoot.
  
  

We are not responsible for delays or rescheduling due to lack of access or a property not being prepared at the agreed time.

4.2 Accuracy and Use of Content

You acknowledge and agree to:

• Review all final media content (photos, videos, virtual tours, etc.) for accuracy and completeness;
  
  
• Use the content strictly for real estate marketing purposes, unless otherwise agreed upon in writing;
  
  
• Avoid modifying, reselling, or distributing content beyond the license terms without written permission.
  
  

Any errors or omissions must be reported within 3 business days of delivery to request revisions or corrections. Re-editing fees may apply.

4.3 Legal Compliance & Permissions

You agree to:

1. Obtain all necessary permissions, authorizations, or access rights to photograph or film the property, including HOA approval if applicable;
   b. Comply with all relevant local, state, and federal regulations regarding drone usage, signage, privacy, or advertising disclosures;
   c. Ensure any individuals appearing in photo or video content have given permission to be recorded or featured;
   d. Use all media content in accordance with applicable real estate laws, MLS rules, advertising guidelines, and fair housing requirements.

You acknowledge that JT Media Fusion LLC does not provide legal guidance and is not responsible for how you use or distribute content.

4.4 No Liability for Improper Use

Chicago Real Estate Photography (JT Media Fusion LLC) is not liable for:

• Misuse, unauthorized distribution, or misrepresentation of delivered media;
  
  
• Delays caused by client scheduling changes, weather conditions, or property unavailability;
  
  
• Any direct or indirect consequences resulting from the use of the media in listings, advertisements, or promotional channels.
  
  

All services are provided on a best-effort basis. Our liability is strictly limited to the amount paid for the service in question.

5. Carriers & Liability Disclaimers

Carriers are not liable for any undelivered or delayed messages. JT Media Fusion LLC is not responsible for carrier limitations, handset capabilities, or delivery failures.

6. Privacy & Data Use

Your mobile number and messaging consent data will be used solely by JT Media Fusion LLC or our service providers (e.g. aggregators or messaging platform vendors) to deliver the Program. We do not share, sell, or affiliate mobile opt‑in data with third parties for marketing/promotional purposes. All the these categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties, excluding aggregators and providers of the Text Messaging services.

7. Changes to Terms or Termination

JT Media Fusion LLC reserves the right to modify, suspend, or terminate the Program (or any portion thereof) at any time, with or without notice. You may terminate your participation at any time by opting out.

8. Governing Law

These Terms are governed by the laws of Chicago, USA as applicable, without regard to conflict of laws principles.

9. User Representations

By enrolling, you represent and warrant that you are the authorized owner or user of the mobile number provided, that you are at least 18 years old, and that you authorize JT Media Fusion LLC to send messages to that number.
